1. They buy in the wrong area. When buying an investment, it is very important to buy in the areas that are renting for the highest possible price, in the shortest period of time, and with the fewest problems. We, as property managers and investment consultants, know what areas to buy in that will maximize your returns on your investment. Your property will be exposed to tenants that pay their rent on time and that will take care of your property.
2. They buy the wrong product. The best real estate investment is a 2 to 4 bedroom condo/townhome/home. The largest market of renters need more than 1 bedroom. Apartments are being converted to condos and townhomes. This is a great time to get a property at a great price. Remember, If you do buy a condo/townhome make sure it is a minimum of 2 bedrooms.
3. They buy without doing a competitive market analysis on the property they are buying. It is very important to find out what the rents are going for before you make an offer on a property.
